Architectural drawings of residential development

Residential Development - 37 Flats

This development consists of two blocks, combining both social and private dwellings, totaling 37 flats. One of the blocks, originally a framed car showroom with offices above, was converted and extended as part of the redevelopment.

The conversion presented some challenges, particularly with the SAP (Standard Assessment Procedure) Rating and EcoHomes report, which were crucial to meeting building control and Housing Association (HA) requirements. These issues were carefully addressed, ensuring compliance with all necessary regulations and sustainability standards.

Project: Conversion of Georgian Building – 22 Flats

This project involved the conversion of a Georgian building into 22 self-contained flats, including the provision of amenity space, cycle storage, and refuse facilities.

Working closely with the asset management team, the scheme was developed to ensure both planning success and long-term asset value. The building’s location within a conservation area required careful consideration, with planning drawings prepared to respect its historic character while enabling viable development.

Full building control and tender information was produced, and all trades were coordinated throughout the project. The role covered the entire lifecycle of the development, acting as project architect from initial concept through to completion.

Project: Church Street, Dunstable – 22 Flats

This development comprises a single building of 22 flats, featuring a mix of design styles to complement its location on the edge of a conservation area.

Our role involved personally producing a comprehensive construction drawing package, including external drainage design. We also coordinated the SAP Ratings and oversaw the full integration of the structural engineering elements to ensure the project's success.
